What Does It Cost to Sell a Home in Naples FL?

By Sofia Buhaescu, REALTOR® · KW Naples  ·  Updated May 2026

One of the first questions every Naples seller asks me is: "How much will I actually walk away with?" The answer depends on four main categories of costs — and most sellers are surprised by at least one of them.

Let me break down every single cost you'll face when selling a home in Naples, Florida, using real 2026 numbers.

The 4 Costs Every Naples Seller Faces

1. Real Estate Commission

Typically 5%–6% of sale price

This is the largest cost. On a $600,000 Naples home, a 6% commission = $36,000. This is split between your listing agent and the buyer's agent. Since the NAR settlement (2024), commission is now more negotiable — ask your agent to explain exactly how they're paid.

On a $600K sale: ~$30,000–$36,000

2. Florida Documentary Stamp Tax (Doc Stamps)

$0.70 per $100 of sale price (0.70%)

This is a Florida state tax paid by the seller on the deed. It's non-negotiable. On a $600,000 sale that's $4,200.

On a $600K sale: $4,200 — always the seller's responsibility in FL

3. Title Insurance & Closing Fees

~$1,500–$3,500 depending on price

In Collier County (Naples), it's customary for the seller to pay for the owner's title insurance policy. The rate is set by Florida law (promulgated rates). Additional fees include:

On a $600K sale: title insurance ~$2,950 + ~$940 in fees = ~$3,890 total

4. Your Mortgage Payoff

Whatever you owe

If you have a mortgage, it gets paid off at closing before you receive your net proceeds. If you owe $350,000 on a $600,000 home, that $350,000 comes out before you see a penny.

Check your payoff statement — it includes interest through the closing date
